Booking Terms and Conditions

Bookings
An initial reservation may be made by telephone or E-Mail and will be held for seven days pending the return of the completed booking form and initial deposit. The signing of the Booking Form, by the party leader, confirms acceptance of the terms and conditions set out below and shall be binding on the person(s) booking and intending to occupy the premises.
Occupancy
No single sex parties will be accepted without prior approval.
No pets accepted.
For the comfort of guests, the villa is a non-smoking home, however smoking is permitted on the patio/lanai area. Please use the ashtrays provided
To ensure comfort, security and compliance with the Licensing Legislation, only those persons identified on the booking form are authorised to use the property. Any changes to the persons booked to occupy the villa must be notified for insurance purposes.  The maximum number of guests in the villa is ten (10) with the condition that all persons sleep in the bedrooms/beds provided, as detailed in the "Villa" page.  Any persons not shown on the booking form will be asked to leave.
Passports and Visas (non US Guests)
There are a number of changes planned to the rules regarding the correct documentation for entry into the USA, it is recommended that Guests check out the requirements, with the Passport Office or US Embassy, prior to their vacation. It is the Holidaymaker's responsibility to ensure that they have the correct travel documentation and we cannot be held liable if passage is refused due to a failure to do so.
Rental Period
Only Saturday-to-Saturday bookings will be accepted for July and August.
Any stays of 5 nights or less will incur a cleaning fee of £55/$100. The villa is available for occupation from 1600 hrs on the day of arrival and must be vacated by 1000hrs am on the day of departure. A later departure may be possible but will incur an additional charge and must be agreed, in writing, prior to commencement of the holiday.
Payment
A deposit of £100/$175 per week is due within 7 days of your initial reservation, to be sent with your completed Booking Form. On receipt of your deposit we will bank your cheque and wait for clearance, following which we will send out a receipt and confirmation of the booking.
Payment of the balance, plus the refundable security deposit of £100/$175 per week, is due 10 weeks prior to your departure. On receipt, banking and clearance of your party’s final payment, we will send out your final instructions and information. If pool heat is required this should be requested at the time of booking. You can request pool heat locally but this will have to be paid locally and will incur an additional management charge of £10/$17.50.
Security Deposit
The client is held responsible for any damage or breakages that may be caused to the property or its contents and also for all items in the inventory during your stay. Any breakages or damage must be reported to the management Company as soon as possible and before you vacate the property. At no time should any of the inventory items be removed from the villa (with the exception of the Stroller, if needed).
We require a refundable security deposit to be paid at the same time as your balance. This deposit will be repaid to your party by cheque within 30 days of your departure, providing the local management have reported no breakages or damage. We check inventory prior to your arrival and after your departure and will advise you of any faults. These may include additional cleaning costs for spills, stains etc.
We reserve the right to retain the security deposit (either in part or in full) to cover breakages, damage or missing items. Receipts for repairs/replacements will be provided in the unlikely event that such retention of the security deposit is required.
We also reserve the right to pursue a quest for recompense for any and all damages caused, which may exceed the value of the security deposit, within 14 days of being served notice of same.
Villa Security
The villa is protected by a security alarm system and a unique security alarm code will be given to every client. It is their responsibility to ensure that whenever the premises are vacated all doors and windows are closed and locked and the alarm system is armed.
As an additional safety feature every door leading to the pool area is protected by a pool alarm. This is required by Florida law and they must not be tampered with or disarmed, anyone doing so risks extremely serious charges.
Pool Heating

If pool heating is required, this should be requested at the time of booking and shown on the booking form. There is an additional charge for this and it must be paid with the final balance.  If pool heating is requested and paid for, we as owners cannot guarantee the temperature of the pool water, as this is dependent on many different factors, not least of which are; the proper use of the pool cover and the prevailing weather conditions at the time of your visit.

Pests and Pest Control
Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Apart from spoiling and contaminating areas, it can attract insects very quickly. Any costs incurred for additional pest control and/or cleaning may be passed on to you. To reduce the risk please ensure that all food and crumbs are not left on worktops, tables, floors, or in the pool area and that all spills are cleaned up immediately. 
Cancellation

The person who signed the booking form must confirm all cancellations in writing.
In the unlikely event that the owners, due to circumstances beyond their control, have to cancel the booking, the lead guest will receive a complete refund of all monies paid by them to the owners. However, the owners, will not be liable for any other loss incurred by the clients.
Alterations to confirmed bookings : All requests to alter a confirmed booking must be made in writing and must be confirmed by the owners in writing. Whilst the owners will try to accommodate any requests to alter a confirmed booking (subject to availability) we make no guarantee that any alteration will be possible. If an alteration is not possible and the guest decides to cancel, the cancellation charges will apply.
Insurance
We strongly recommend that you ensure you have adequate Travel Insurance for the duration of your stay, to cover eventualities such as cancellation, accident, sickness and damage.
Liability
The owners and their agents do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the pool, spa and villa. It is the responsibility of the adult members of the party to ensure that children are always properly supervised when in the pool, spa and deck area.
Force Majeure
The owners or their agents cannot accept responsibility, be responsible or be liable in respect of damage or changes caused by Force Majeure e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control.
Complaints or Dissatisfaction
In the unlikely event of a complaint during your stay please contact the Management Company immediately. If the matter cannot be resolved you should contact the owner, in writing, within 14 days of the end of the rental period. If the problem has not been reported, as requested, to the Management Company the owner cannot accept any responsibility.

Despite of all the above, our aim is to enable you, as our guests, to have an absolutely wonderful holiday experience in our beautiful holiday home.
